1. The AC unit is quite loud, but no big deal.

7. Yes the rooms are small- I didn't mind that, nor did I mind that the room faced an airshaft - what really did me in was the loud exhaust fan that roared up the air shaft most nights, the impossible to control thermostat and the slick walk in shower floor.
