1. We have stayed here three times and generally had a good experience, with some glitches.

2. The unit was somewhat dated, but with a good bed, spacious, and with a lanai looking towards the ocean (which however was largely obscured by the main hotel building opposite).

3. there is a bit of sand but alot of lava rock, as well as sea urchins, so shoes or sandals/slippers are a good idea.

6. While the unit was very '70's in decor, the beds were very good; it was FULLY stocked with new towels, bedding, and kitchenware.

7. To have a great experience a condo here you must have three things - good flooring (clean carpets or tile), king bed of good quality and good lanai furniture (you will spend your breakfast and dinners and evenings on the lanai for hours).
