1. i do think though that in a few years this area will start to take off, as we were told by some of the locals that some good bars and restaurants are starting to come to the area.

4. There's a wine bar with delicious California varieties and more than decent small plates to nibble with your wine adjacent to the hotel, connecting through the lobby.

What it actually is as I write this from my room here is a crap hotel with some Ikea beds and furniture in a crap neighborhood, with non-existent 'free' internet ( you get a signal but it is impossible to connect), a $20 fee to park your car yourself in a tiny lot, no on-site restaurant or bar to ease the pain, and unless you are in an inner room, one of the noisiest hotel rooms I've ever been in in 40 years of traveling.

7. But don't let that keep you away from the bars and restaurants on Folsom Street (a few blocks walk south on 7th St).
