1. I've always found my room to be clean and comfortable and the gym is very nice and well stocked with modern equipment, free headphones, towels and water.

9. If this an important item for you, I`d suggest staying at the Hilton across the street which gives you a free pass to the downtown gym club in the basement of the Carew Tower (same building as the Hilton).
