1. Clean, spacious enough, quiet enough and dark enough (though on holidays I'm an early riser when I have sightseeing to do).

3. First, the good: friendly, helpful front desk people, two of the fastest lifts (elevators) of any hotel, scalding hot instant water in the rooms, quiet, good beds and decent size rooms for SF.
