1. The location had great access to LA, Long Beach, San Diego (Pacific Hwy), Venice beach, Malibu and more without being in the middle of downtown traffic, congestion and parking challenges.

3. The actual city of San Pedro is pretty run down especially the main street with fast food, fuel, drugstores etc.If you are there with a car, Long Beach is much nicer.
