The room was
shabby
, old stained carpeting, street noise at the 12th floor, the carpet was rarely vacuumed, the bathroom was as big as a normal sized closet.

This, sadly, means that the customers with the loudest voices will get preferential treatment and upgrades - if you like to avoid confrontation, you will most likely have to put up with a
shabby
room.

The hotel is clean, but a little
shabby
, but if you interpret this as part the NYC charm and diversity (as opposed to the sterile perfection of many expensive chain hotels), the paint that's peeling off in places will not be a problem.
"Excellent location, small rooms - a judgement call "
